Lettings Negotiator – Cwmbran

Outline of the position

To generate viewings and valuations of residential property (Lettings) in accordance with requirements of associated regulations and requirements. Liaise face-to-face or via telephone regarding the letting of properties. Qualify clients and manage appointments and administration to ensure customer requirements met regarding quality and timescales. Match client needs with stock, accompany viewings and negotiate with tenants and landlords. Comply with Legislation, auditing and monitoring requirements relevant in the lettings industry and to maximise income generation and ensure business targets met by selling all of the services and benefits of using Peter Alan Ltd.

Requirements for the position

Must have or be working towards Lettings Technical Award to fulfil role (training provided for new entrant candidates where appropriate)

Demonstrate active listening skills, able to overcome objections and have the ability to communicate at all levels.

Ability to work using their own initiative and work as part of the team.

Must be capable of progressing towards achieving further qualification as required by business/legislative changes.

Must be competent with office technology.

Branch Valuer – Talbot Green Branch

A vacancy has arisen in Peter Alan for a Valuer in the Talbot Green branch. The position will be offered on a full time (40 hours) permanent basis.

Outline of the position

The Valuer will be responsible for carrying out valuations of properties for sale in accordance with associated regulations and requirements. A large part of the role will involve the administration of contracts and ensuring they are completed and signed by all relevant parties in line with company and industry policies and practices, and to manage appointments to ensure customer requirements are met and quality turnaround achieved. The role will involve matching out suitable applicants who meet the criteria of the vendor and carrying out viewings to secure a sale. The valuer will work with management to ensure fee levels and cross sales are achieved through maximizing income generation and ensuring business targets are met.

Requirements for the position

You will have good interpersonal skills with the ability to communicate at all levels, actively listening to overcome objections. It is essential that you are able to organise and manage your time efficiently and effectively. Experience within sales is essential and successful candidates will either have or be working towards the Sales Technical Award and be willing to undertake further training and qualifications in line with business needs. A clean driving licence is essential

Sales Negotiator – Pontypridd Branch

Outline of the position

You will be responsible for generating viewings, valuations, financial services and Peter Alan Legal referrals.Your main duties will include liaising face-to-face or over the telephone on the purchase or sale of a property, you will match clients' needs to properties, accompany viewings and negotiate offers between client and vendor. You will also qualify clients such as first-time buyers, cash purchasers, and those with a property to sell and make the appropriate appointments. 

Requirements for the position

This is a varied role and therefore a flexible and confident approach is desired. The successful candidate will have good interpersonal skills with the ability to communicate at all levels, active listening skills are essential to overcome objections and close a sale. It is crucial that you are able to organise and manage your time efficiently and effectively to ensure that you maximise your potential within the role

Portfolio Manager (full time - Cardiff)

Outline of the position

Role Purpose –To oversee and manage issues of maintenance, bond deposits and gas certificates in the portfolio. You will need to negotiate with landlords, tenants and contractors regarding works required to properties and the return of tenants bond deposits at the end of the tenancy. You will also be responsible for the renewal of gas safety certificates, ensuring that the certificate is renewed in the correct timeframe and the certificate is accurate and valid. 

This is a customer service role and you will be required to deal with initial complaints with the aim of resolving the situation effectively and efficiently.

Must have excellent communication skills.

Assistant Manager – Newport Branch

Outline of the position

Due to the geographical spread of the branch and the opportunity it offers us to develop market share we are looking to invest in Newport to maximise its potential and build future succession. We are looking for an individual who is able to deputise in the branch for the Sales Manager when they are absent and or focused on winning new business. A key part of the role will be to prioritise administration tasks, day to day running of the branch and take responsibility for the pipeline.  Reporting directly to the Sales Manager, the role will involve supporting and coaching the team and making sure the branch is operating in line with company and industry policies and practices (Audit, AML, H&S etc). The successful applicant will work with the Sales Manager to ensure the branch budgets are achieved through maximizing income generation and ensuring business targets are met. Whilst being responsible for their own targets, they will also be expected to achieve results through people by maximising the potential of house sales, financial services and other income targets. Previous sales management experience is preferential for this role. 

Requirements for the position

You will ideally be qualified to Technical Award level or be working towards Dip CPEA and have a proven track record in delivering targets and managing processes. You will have a positive attitude towards change and the ability to work unsupervised to get the job done. Previous sales and line management experience is preferred, and a knowledge of all Acts relating to the Housing Industry and Ombudsman Code of Practice would also be beneficial. You will need to be an open minded individual who strives for continuous improvement. Your proven track record of successful performance will help you to implement a success culture, ensuring that Peter Alan’s strong brand existence in the South Wales property market is maintained.
