Rent Administrator (LSC Cardiff)

Outline of the position

To chase tenants who owe rent and ensure that Landlords are kept informed of rent arrears and progress. 

In addition to handling calls from branches and customers at the Lettings Support Centre, you will chase tenants for rent by phone, letter and text message and keep landlords updated of progress. You will advise landlords on the best course of action when there is rent outstanding and serve relevant notices. Plus, you will deal with Pay Protect insurers and Solicitors and deal with general landlord account queries.

Requirements for the position

• Must be very organised and able to manage own time effectively.
• Must have good negotiation skills.
• Is accurate and demonstrates good attention to detail.
• Must have good communication skills.
• Is able to work under pressure in a positive way during busy periods

Sales Negotiator (6 Months Maternity Cover) – Swansea Branch

Outline of the position

You will be responsible for generating viewings, valuations, financial services and Peter Alan Legal referrals.

Your main duties will include liaising face-to-face or over the telephone on the purchase or sale of a property, you will match clients' needs to properties, accompany viewings and negotiate offers between client and vendor. You will also qualify clients such as first-time buyers, cash purchasers, and those with a property to sell and make the appropriate appointments. 

Requirements for the position

This is a varied role and therefore a flexible and confident approach is desired. The successful candidate will have good interpersonal skills with the ability to communicate at all levels, active listening skills are essential to overcome objections and close a sale. Portfolio Managers - Cardiff (Permanent & Temporary Positions)

Outline of the position

Role Purpose – To oversee and manage issues of maintenance, bond deposits and gas certificates in the portfolio. You will need to negotiate with landlords, tenants and contractors regarding works required to properties and the return of tenants bond deposits at the end of the tenancy. You will also be responsible for the renewal of gas safety certificates, ensuring that the certificate is renewed in the correct timeframe and the certificate is accurate and valid. 

This is a customer service role and you will be required to deal with initial complaints with the aim of resolving the situation effectively and efficiently.  

Requirements for the position

Must be highly organised and able to manage their own time effectively.

Must have excellent customer service skills.

Is accurate and demonstrates good attention to detail.

Must have excellent communication skills.

Is able to work under pressure in a positive way during busy periods.

Match client needs with stock, accompany viewings and negotiate with applicants and landlords. Comply with Legislation, auditing and monitoring requirements relevant in the lettings industry and to maximise income generation and ensure business targets met by selling all of the services and benefits of using Peter Alan Ltd.

Requirements for the position

Must have or be working towards Lettings Technical Award to fulfil role (training provided for new entrant candidates where appropriate)
Demonstrate active listening skills, able to overcome objections and have the ability to communicate at all levels.
Ability to work using their own initiative and work as part of the team.
Must be capable of progressing towards achieving further qualification as required by business/legislation and any industry changes.
Must be competent with office technology.
