Lettings Negotiator Albany Road Branch 

Outline of the position

To generate viewings and valuations of residential property (Lettings) in accordance with requirements of associated regulations and requirements. Liaise face-to-face or via telephone regarding the letting of properties. Qualify clients and manage appointments and administration to ensure customer requirements met regarding quality and timescales. Match client needs with stock, accompany viewings and negotiate with applicants and landlords. Comply with Legislation, auditing and monitoring requirements relevant in the lettings industry and to maximise income generation and ensure business targets met by selling all of the services and benefits of using Peter Alan Ltd.

Requirements for the position

Must have or be working towards Lettings Technical Award to fulfil role (training provided for new entrant candidates where appropriate)

Demonstrate active listening skills, able to overcome objections and have the ability to communicate at all levels.

Ability to work using their own initiative and work as part of the team.

Must be capable of progressing towards achieving further qualification as required by business/legislative changes.

Must be competent with office technology.

Sales Negotiator - Bridgend Branch

Outline of the position

You will be responsible for generating viewings, valuations, financial services and Peter Alan Legal referrals. This position will also include “chasing the pipeline”.

Your duties will include liaising face-to-face or over the telephone on the purchase or sale of a property, you will match clients' needs to properties, you may need accompany viewings and negotiate offers between client and vendor. You will also qualify clients such as first-time buyers, cash purchasers, and those with a property to sell and make the appropriate appointments. 

Requirements for the position

This is a varied role and therefore a flexible and confident approach is desired. The successful candidate will have good interpersonal skills with the ability to communicate at all levels, active listening skills are essential to overcome objections and close a sale. It is crucial that you are able to organise and manage your time efficiently and effectively to ensure that you maximise your potential within the role

Lettings Manager – Chepstow & Monmouth Branches

Outline of the position

You will be responsible to coach, train and develop a team to improve and drive performance, achieving results through people by maximizing the potential in lettings and property management within your branch.

Requirements for the position

Ideally qualified to Technical Award Level to fulfil this role, with a proven track record in achieving set targets on instructions lets agreed and securing tenancies. Rent Smart Wales Certified, knowledge of the housing act and ARLA code of practice as well as a working knowledge of the Property Ombudsman Code of Practice. A positive attitude to change is essential and the ability to work unsupervised to get the job done. Line management or coaching experience would be beneficial to undertake this role.
