Lettings Administrator, Full time - Cardiff

Outline of the position

Role Purpose - To provide administrative and auditing support to the branches, ensuring that tenancies are merged quickly and efficiently to allow branches to maximise their lets.
In addition to handling calls from branches and customers at the Lettings Support Centre, you will monitor the let agreed pipeline and liaise with branches and customers as necessary to progress these tenancies to signing. You will ensure all required critical and non-critical documents are obtained from the branch network prior to creating a tenancy agreement. You will also set payment schedules and any special conditions on the contract, ensure that charges are correct and required certificates (checking compliance quality)are obtained before the tenants move in to the property.

Auction, New Business - Cardiff

Outline of the position

Generate and maintain new business and relationships for AWA. Reports to Auction Manager.

Duties

  • Liaise with Auction Coordinator with regards to booking auction valuations.
  • Regular branch visits to attend meetings in order to promote AWA and gain leads
  • Identify areas for auction mail drops / deliver mail drops
  • Target branch fall through on a weekly basis
  • Liaise with Lettings Managers for properties that are not of suitable standard to let.
  • To generate valuations of residential property, commercial property and land

New Homes Consultant

Outline of the position

With exciting times ahead for this growing department within our business and thus due to the expansion of the Land & New Homes Division, we have an opportunity to increase our team.

The successful applicant will manage and lead income streams in New Homes for the West region of the company. Reporting directly to the Land & New Homes Manager, the role will involve developing the strategic objectives for the business and ensuring that these are achieved, including year on year growth and an increase in market share in this field.

The New Homes Consultant will be responsible for building an effective directory of contacts, as well as managing our existing client base, through networking and to derive a 2-3 year pipeline of new business by developing opportunities in conjunction with the branch network. In addition the consultant will work closely with peers in estate agency, lettings and financial services to maximise cross sales for the company and to ensure developers are delighted with results and customer service when using our branches.

Requirements for the position

You will ideally be qualified to Technical Award level and have an excellent track record in sales and lead generation.

It is preferred, but not essential, that you will have experience in preparing market research for viability reports and studies and be able to deliver reports for clients and to the Land & New Homes Manager.

A proven track record is preferred, but not essential, in winning business on a multiple unit basis and success in promoting all aspects of our business. You will have a positive attitude towards change and the ability to work unsupervised to get the job done. Role Purpose is to oversee and manage issues of maintenance, bond deposits and gas certificates in the portfolio. You will need to negotiate with landlords, tenants and contractors regarding works required to properties and the return of tenants bond deposits at the end of the tenancy. You will also be responsible for the renewal of gas safety certificates, ensuring that the certificate is renewed in the correct timeframe and the certificate is accurate and valid.

Lettings Negotiator - Cardiff

Outline of the position

To generate viewings and valuations of residential property (Lettings) in accordance with requirements of associated regulations and requirements. Liaise face-to-face or via telephone regarding the letting of properties. Qualify clients and manage appointments and administration to ensure customer requirements met regarding quality and timescales. Match client needs with stock, accompany viewings and negotiate with applicants and landlords. Comply with Legislation, auditing and monitoring requirements relevant in the lettings industry and to maximise income generation and ensure business targets met by selling all of the services and benefits of using Peter Alan Ltd.

Requirements for the position

Must have or be working towards Lettings Technical Award to fulfil role (training provided for new entrant candidates where appropriate) Demonstrate active listening skills, able to overcome objections and have the ability to communicate at all levels.
Ability to work using their own initiative and work as part of the team.
Must be capable of progressing towards achieving further qualification as required by business/legislation and any industry changes.
Must be competent with office technology.
A full driving licence and use of your own car is essential for this role.
