Renewals Co-ordinator (Maternity Cover Full Time - Cardiff)

Outline of the position

Role Purpose - To deal with tenancies approaching the agreed end date with the aim of securing a fixed tenancy renewal.

You will negotiate renewal terms with tenants and landlords, manage and post notices and ensure that end of tenancy inspection dates are managed effectively. You will also administrate periodic and let only tenancies, and ending management arrangements for landlords. You will also be responsible for ensuring fees are obtained.

Branch Valuer – Neath Branch

A vacancy has arisen in Peter Alan for a Valuer in the Neath branch. The position will be offered on a full time (40 hours) permanent basis.

Outline of the position

The Valuer will be responsible for carrying out valuations of properties for sale in accordance with associated regulations and requirements. A large part of the role will involve the administration of contracts and ensuring they are completed and signed by all relevant parties in line with company and industry policies and practices, and to manage appointments to ensure customer requirements are met and quality turnaround achieved. The role will involve matching out suitable applicants who meet the criteria of the vendor and carrying out viewings to secure a sale. The Valuer will work with management to ensure fee levels and cross sales are achieved through maximizing income generation and ensuring business targets are met.

Requirements for the position

You will have good interpersonal skills with the ability to communicate at all levels, actively listening to overcome objections. It is essential that you are able to organise and manage your time efficiently and effectively. Experience within sales is essential and successful candidates will either have or be working towards the Sales Technical Award and be willing to undertake further training and qualifications in line with business needs. A clean driving licence is essential.

Your main duties will include liaising face-to-face or over the telephone on the purchase or sale of a property, you will match clients' needs to properties, accompany viewings and negotiate offers between client and vendor. You will also qualify clients such as first-time buyers, cash purchasers, and those with a property to sell and make the appropriate appointments.

To generate viewings and valuations of residential property (Lettings) in accordance with requirements of associated regulations and requirements. Liaise face-to-face or via telephone regarding the letting of properties. Qualify clients and manage appointments and administration to ensure customer requirements met regarding quality and timescales. Match client needs with stock, accompany viewings and negotiate with applicants and landlords. Comply with Legislation, auditing and monitoring requirements relevant in the lettings industry and to maximise income generation and ensure business targets met by selling all of the services and benefits of using Peter Alan Ltd.

Requirements for the position

Must have or be working towards Lettings Technical Award to fulfil role (training provided for new entrant candidates where appropriate)

Demonstrate active listening skills, able to overcome objections and have the ability to communicate at all levels.

Ability to work using their own initiative and work as part of the team.

Must be capable of progressing towards achieving further qualification as required by business/legislation and any industry changes.

Must be competent with office technology.

Sales Manager – Gorseinon Branch, Swansea Region

Outline of the position

The Peter Alan Ltd Sales Manager will manage and lead all sales channels for Peter Alan, including Estate Agency, Financial Services and PA Legal. Reporting directly to the Regional Director, the role will involve developing the corporate plan objectives for all the sales areas of the business and ensuring that these are achieved, including year on year increase in market share for Estate Agency and Financial Services. The Sales Manager will be responsible for coaching, training and developing branch members to improve and drive performance - achieving results through people by maximising the potential of house sales, financial services and other income targets.
Previous sales management experience is essential for this role.

Requirements for the position

You will ideally be qualified to Technical Award level or be working towards Dip CPEA and have an excellent track record in sales and lead generation. You will have a positive attitude towards change and the ability to work unsupervised to get the job done. Previous sales and line management experience is essential, and a knowledge of all Acts relating to the Housing Industry and Ombudsman Code of Practice would also be beneficial. You will need to be an open minded individual who strives for continuous improvement.
