Peter Alan are ‘licensed to let’ under the new Rent Smart Wales initiative.

The Housing (Wales) Act 2014 introduced the new compulsory system of registering and licensing for landlords and agents in Wales.    The legislation made provision for those who needed to comply to do so within a year, but the enforcement powers are now active. This means that failure to comply with the legislation is now an offence and can result in a fine.

Rent Smart Wales process all landlord registrations and grant licences to landlords and agents who need to comply.  If you haven’t done so already please go directly to the Rent Smart Wales Website at https://www.rentsmart.gov.wales to register your details and the details of your property/properties.  Upon registration you will be asked to pay a registration fee of circa £33.50.

Landlords who wish to manage their own properties will then need to sign up for a training course at a cost of between £20.00 for online training and upwards of £150.00 for classroom training; sit and pass a test; be deemed to be fit and proper; and apply for a licence at a cost of £144.00.

Alternatively if Peter Alan manage your property, you simply need to name us as your managing agent during registration (with no additional cost than the £33.50 registration fee) and this is all you need do to become compliant to the legislation.

Legally any tenancies cannot go ahead without the above criteria being met, as landlords and Peter Alan, as the managing agent, could be subject to enforcement action.
