Survey and Valuation

Your peace of mind starts here

Buying a home is one of the most significant decisions you’ll ever make. That’s why it’s so important to understand exactly what you're investing in. A professional property survey gives you clear insight into the condition of a property—inside and out—while a valuation helps you determine if you're paying a fair price.

At Peter Alan, we offer a range of survey options to suit different property types and buyer needs, all carried out by RICS-qualified surveyors. Whether you're buying through us or not, you can still take advantage of our surveying and valuation services, provided by Connells Survey & Valuation, part of the Connells Group.

Why Get a Property Survey?

A home survey provides a detailed report on the condition of the property and is intended solely for the benefit of the prospective buyer. It helps you:

  • Understand the true condition of the property
  • Identify any urgent repairs or future maintenance needs
  • Make a confident, informed decision before you buy

There are different levels of surveys available depending on the depth of information you need. Here’s a quick guide to your options:

Types of Surveys

A mid-level survey designed for conventional properties in reasonable condition. This option includes a physical inspection and provides guidance on whether to proceed with the purchase, any significant repairs or replacements required and advise of any further expert investigations you might need

Everything included in the Level 2 Survey, plus an independent market valuation. This survey helps you decide if the property is worth the asking price, understand the cost of any necessary repairs and plan your purchase with full awareness of the property’s condition and value

Our most detailed survey, ideal for older, larger, or unusual properties—or if you're planning renovations. This comprehensive report includes in-depth analysis of the property’s condition, identification of potential or hidden defects and provides recommendations on repairs, maintenance or further specialist advice

What About Mortgage Valuations?

It’s important to note that a mortgage valuation is not a survey. It’s carried out for your lender to confirm the property's value and ensure they’re not lending more than it’s worth. It doesn’t assess the condition or identify any issues with the property—so it won’t give you the full picture.

That’s why arranging your own independent survey is strongly recommended.
