A confident start to the year, steady prices, and more choice for Welsh buyers

The latest Rightmove House Price Index shows that the UK market has steadied following a record jump in January and here in Wales, that stability is giving buyers and sellers a strong foundation as we head toward the spring moving season.

Although February’s national asking prices held flat, this month’s pause comes straight after the strongest start to a year since 2020. For Welsh movers, improved affordability, greater choice, and renewed confidence are shaping a market that feels balanced, sensible, and full of opportunity.

A Balanced Market That Benefits Welsh Buyers

Across the UK, average asking prices have held firm in February, sitting level with this time last year. For buyers in Wales, particularly first-time buyers, this is welcome news. With property prices no higher than in early 2025 and average earnings rising by 4.7% year-on-year, many people are finding their home-buying plans suddenly feel more achievable.

Improved mortgage affordability is also playing a big role. Average two-year fixed rates have dropped significantly since last year, and lenders are increasingly introducing flexible products to help people borrow what they need, especially here in Wales, where demand for good-quality, affordable homes remains high.

More Homes for Sale Means More Choice

One of the strongest trends this year is choice. The number of homes available nationwide is at an 11-year high for this time of year, and we’re seeing that reflected in Welsh towns and cities too, from Cardiff and Newport through to Swansea, Bridgend, and the South Wales Valleys.

This wider selection is giving buyers more negotiating power and allowing sellers to take a realistic, well-informed approach to pricing. After January’s sharp rise, February’s steadier figures suggest sellers are holding those gains while remaining competitive in a market where buyers have the freedom to be selective.

A Positive Outlook Ahead of Spring

Traditionally, spring is the busiest time of year for the Welsh property market. With confidence improving, mortgage products becoming more accessible, and earnings rising faster than house prices, Welsh movers appear to be heading into the season in a strong position.

Rightmove’s market insights show that:

  • Activity is already ahead of 2024, with more new properties coming to market.
  • Sellers are pricing sensibly, aware of high competition and motivated buyers.
  • Buyers have more choice, helping them find the right home at the right price.

This combination of realism, confidence, and affordability is creating a healthier, more balanced market than we’ve seen in several years.

What This Means If You’re Thinking of Moving in Wales

If you’re selling:

Now is a great time to prepare your home for a spring launch. With buyers having more choice, presentation and pricing are key. A realistic price from day one will help attract motivated viewers and reduce time on the market.

If you’re buying:

You’re entering the market at a moment when wages are up, rates are competitive, and prices are stable. Whether you’re a first-time buyer in Cardiff Bay or hunting for more space in the Vale, the current climate offers strong potential value.

If you’re weighing up your options:

The combination of improved affordability and high stock levels makes 2026 one of the most encouraging markets we’ve seen in years.

If you are considering selling the property market is expected to remain active so there is still time to capitalise on the renewed buyer activity.  Now is a great time for sellers to take action and getting ahead with their 2026 moves, if you would like to find out more about selling with us and to book your FREE market appraisal, please contact your local branch
