15 years ago I launched Peter Alan Lettings and, along with a very small team, we took the plunge into a brand new market. Before this Peter Alan had been strong market leaders in estate agency but had no previous experience in the lettings market at all.  Fast forward a decade and a half and we now manage just under 4,000 properties across South Wales for private landlords. It isn’t something that happens immediately. It takes time to build the trust and expertise to compete in this ever changing and busy market. Now we have taken on a new and exciting challenge - PA Black Lettings.

We are in the process of rolling this high end lettings service across all of our 29 branches. In some ways there are similarities to what we have done before - it is still lettings after all.  But there are some parts of the challenge which are completely different.  The homes included within this brand are single homes of very high value. It could be executive apartments, large houses or country houses – in fact any property of quality which meets the criteria of £1,000 a month or upwards is eligible to be included.  There is a real challenge and responsibility that comes from letting and managing these homes - it stems from the word: “homes”.  These are not properties that have been brought on a purely “by numbers” basis to the market to be rented. These properties have often been painstakingly decorated (and sometimes built) by their owners. They have poured their heart and soul into a property and with that comes a huge responsibility on our part as letting and managing agents. They are not just houses, they are homes, and we understand and respect that.

It is because of this that we offer landlords a package which we believe our competitors can’t match either in service or price. A part of the service that I think is absolutely essential and we are proud to offer is the rent and legal protection insurance guarantee (subject to criteria and terms). That is very important to all landlords and under the pa black Lettings package that will actually be included at no additional cost to the client.

Letting is not a one way street. For every landlord wanting to rent their beautiful home there’s someone looking to build a life within it.

Our professional lives are becoming less and less fixed and we understand that often you have to relocate – either temporarily or permanently. Often if you are moving to a new location you may wish to rent a place before you buy in that area. Perhaps you’ve moved because of your job. You would want the opportunity to live in the kind of home that you would eventually look to purchase in order to have an insight into the lifestyle this accommodation could offer. We understand that. This is why we’re working closely with the top relocation companies in Wales so that we know who the prospective tenants will be in advance of their arrival. That way we are then able to service their needs in terms of their accommodation.

In the few months that we have been operating pa black Lettings only in the Cardiff area we have filled almost every property we have taken on. I am honoured that landlords entrust their beloved homes to us and we relish the responsibility to act on their behalf.
