The appetite of investors was firmly in evidence at the latest auction held by All Wales Auction on the 9th October in the Village Hotel, Cardiff, where many lots sold for well over their guide price.
The auction was very well attended and saw entries from all across South Wales selling at the fall of the gavel; including properties from Cardiff, Merthyr Tydfil, Swansea and Pembroke Dock.
Developed by estate agency Peter Alan in partnership with North Wales based estate agent Williams and Goodwin, All Wales Auction is designed to offer an alternative platform for buyers and sellers who may not want to go down the traditional selling route of private treaty. Auction is a fantastic option for those with unusual properties, those who may require a quick sale or those with properties that require complete renovation.
One of the most successful lots was an un-mortgageable, three bedroom property on Tavistock Street, Cardiff which was guided at £66,000. The property was in need of a total renovation and subject to planning consent, had the potential to be converted into flats, which resulted in it raising great interest with possible purchasers. Bidding was strong during the auction, which led to the property selling for a huge £174,000, delighting the sellers.
Other highlights during the auction were a three bedroom ex local authority property on Bishopston Road, Ely which outperformed a guide of £70,000 to sell for £127,500; and further West a three bedroom, un-mortgageable property on Cwmrhydyceirw Road, Swansea which sold for £99,000 under the gavel, £53,000 over the guide price of £46,000.
