A Market Appraisal is the very first stage if you are considering selling your property. The Valuer will visit your property to chat about your house and take a look around. If there are any key features, good views etc then make sure to let them know at this stage. They might take room measurements at the same time or they may arrange to do this at a later date, along with taking photographs.
The Valuer will then sit down with you and discuss your current plans, asking questions such as What are the reasons for moving? Where are you thinking of moving to? What are your ideal timescales? The Valuer will then talk about the current market conditions, recommend a price and discuss the valuation so you know where they have got this figure from based on your property and using comparable evidence of similar properties which have sold in the area.
They will advise on anything that they think will help improve the saleability of your home such as home staging and enhanced marketing. They will also give you the opportunity to ask any questions you may have.
As a guide it would be recommended you allow up to an hour so the Valuer can go over everything in depth, though this will vary depending on the size of your property and this will be confirmed on booking the appointment.
