Let-only or fully managed...you decide?
We offer two levels of service to meet your needs:
We will find a suitable tenant for your property - who will have to pass our stringent vetting procedures prior to passing to you their details for approval. We will organise all the necessary paperwork including deposit registration and Tenancy Agreements.
In addition we will prepare an initial inventory/schedule of condition*, manage the tenancy, receive rent, regularly check the upkeep of the property, arrange for any necessary maintenance to be carried out on your behalf and carry out a final inspection at the end of the tenancy with the outgoing tenants. We will deal with all end of tenancy deposit disputes and liaise directly with the deposit scheme provider.
Our Payday product which comes as part of the standard management fee guarantees your rent every month for the duration of a tenancy and provides over £50,000 of legal expenses cover.

Services for Landlords
- Assessment of rental value
One of our experienced Valuers will make a considered assessment of the rental value of your property based on the worth of comparable or similar properties in the area.
- Advice on current regulations
They will also discuss what type of tenant you want to have, identifying any exclusions, so that the property can be marketed in the most appropriate way.
- Advertising your property
Details of your property will be displayed in our branches, advertised in the appropriate local newspaper and on proprty portal websites. Our computerised system enables our negotiators to respond to enquiries immediately by identifying suitable properties, in the right category and area, at the touch of a button
- Property viewings
Prospective tenants are always accompanied by an experienced negotiator when visiting a property. If the property is occupied, all visits are strictly by appointment only.
- Choosing a tenant
Prospective tenants will be subject to a careful vetting procedure. Once prospective tenants have passed our vetting procedure, their details will be passed to you for approval.
- Tenancy Agreements
Once a tenant has been identified, an appropriate Tenancy Agreement will be drawn up between you and your Tenant which will incorporate a repossession clause if you are letting your main place of residence
- Rental Arrears
In the event of the Tenant falling in to rental arrears or breaching covenant we have a vigorous arrears collection process in place
We will take from the Tenant a deposit which is usually one month's rent plus £100 - to be used in the event of rent arrears or loss or damage to the property*.
Peter Alan's exclusive guaranteed rent service. This is only available to Landlords that use our managed service.A key feature of this service is that if a Tenant defaults on their rent, the payment will still be made to the Landlord by Peter Alan. See PAYDAY for more details.
Under our managed service we will hold the deposit in our ring fenced client account as we are members of the Tenancy Deposit Scheme (TDS). We can then arbitrate directly with your Tenants, on your behalf, on any issues that may arise at the end of the Tenancy and follow this if necessary via the scheme provider
