When is a HIP not required?

As regulations stand, a HIP is not required in the following circumstances:

  • where the property is not sold with vacant possession [ie sitting tenant]
  • where the property is of mixed use [ie shop and flat]
  • where there is a portfolio of properties being sold together to a single buyer
  • where the property is non residential
  • where the property is one that is used as seasonal and/or holiday accommodation [ie where occupation is not permitted 12 months of the year]
  • where the property is unsafe or is being marketed for demolition
