What is an Energy Performance Certificate [EPC]?
An Energy Performance Certificate which has to be in the HIP prior to a property being marketed, identifies the energy efficiency of a particular property on a scale of A – G. The most efficient properties, which could also have the lowest running costs, are rated in Band A. The EPC also identifies, on a scale of A – G, the likely impact the home has on the environment. A better rated property should have less impact through carbon dioxide emissions. Until the end of the year (2007), people will be allowed to market their properties as soon as they have commissioned a pack - rather than having to wait until they have received a pack. As a temporary measure, government will allow EPCs to be up to twelve months old when the property is put up for sale and it intends to consult further on the long-term arrangements for the age of EPCs.
Government suggests that the average property in the UK is in Bands D – E for both energy efficiency and environmental impact through carbon dioxide emissions. The EPC will carry recommendations about ways to improve the property’s energy efficiency, which could save the prospective purchaser money and help the environment.
