What is a Home Condition Report [HCR]?
A Home Condition Report, which is an optional item for the HIP, is similar in nature to a Structural Survey of a residential property. The HCR rates the condition of parts of the property on a scale of 1 – 3, where 1 is best. Through the HCR, both the seller and the prospective purchaser know if there are any repairs needed to the property and, if so, how serious they are. Both sellers and prospective purchasers can rely on the HCR and the Home Inspectors who are authorised to prepare them are qualified, accredited and insured. The Government strongly encourages sellers to include an HCR in the HIP.
At Peter Alan, we can organise a HIP for sellers of residential property. We have arrangements with a large HIP provider which, through technology, allows relevant documents to be obtained and assembled in a HIP. We have contracted with Energy Assess Wales, a trading name of the Principality Building Society, for the provision of Energy Performance Certificates (EPCs). Where required, Home Condition Reports (HCRs) will be undertaken by the extensive team of Principality Building Society surveyors.
