Other Documents

There are other “authorised documents” that can be included in a HIP but they are not mandatory. These are as follows:

• Home Condition Report [similar in nature to a Structural Survey of the property]
• a summary or explanation of any HIP document [sometimes known as a Legal Condition Report]
• additional Searches [Environmental, Mining, Tin etc]
• Home Use Forms [SPIF]
• Home Contents Form [fixtures and fittings]
• details of any complaints or redress procedures
• a photograph, map or drawing of the property.

These would appear to be the main authorised documents but, the list is not exhaustive. It should be noted that for unregistered land and for new homes, there are certain differences in terms of the documents required.
