Our Services for Landlords

Let-only or fully managed....you decide?

We offer two levels of service to meet your needs:

  • Let-only service
    We will find a suitable tenant for your property - who will have to pass our stringent vetting procedures in relation to financial and employment status prior to giving you details for approval. We will organise all the necessary paperwork including bond and rental agreements and then we will hand back the management of the tenant and the property to you.
  • Management service
    Our full management service includes all of the above but in addition we will prepare an initial inventory/schedule of condition, manage the tenancy, receive rent, regularly check the upkeep of the property, arrange for any necessary maintenance to be carried out on your behalf and carry out a final inspection at the end of the tenancy with the outgoing tenants.

Features common to both our let-only and management service are as follows:

  • Assessment of rental value
    One of our experienced property managers will make a considered assessment of the rental value of your property based on the worth of comparable or similar properties in the area.
  • Advice on current regulations
    They will also discuss what type of tenant you want to have, identifying any exclusions, so that the property can be marketed in the most appropriate way.
  • Advertising your property
    Details of your property will be displayed in our branches and advertised in the appropriate local newspaper. Our computerised system enables our negotiators to respond to enquiries immediately by identifying suitable properties, in the right category and area, at the touch of a button.

    On a regular basis, we produce an up-to-date bulletin detailing every property on our books, which is sent out to prospective tenants as well as those who are already in rented accommodation but are looking to move. We also send details of appropriate properties to the top relocation companies and blue chip organisations across the UK.
  • Property viewings
    Prospective tenants are always accompanied by an experienced negotiator when visiting a property. If the property is occupied, all visits are strictly by appointment only.
  • Choosing a tenant
    Prospective tenants will be subject to a careful vetting procedure whereby financial and employment references will be obtained and the relevant checks made. Once prospective tenants have passed our vetting procedure, details will be sent to you for approval.
  • Tenancy Agreements
    Once a tenant has been identified, an appropriate Tenancy Agreement will be drawn up which will incoporate a repossession clause if you are letting your main place of residence.

    In the event of the tenant falling into rental arrears or breaching the covenant, it is our policy to try and resolve these issues with a telephone call or letter. Any more serious action which may be required would be discussed with you first - but this is an unusual occurrence. Although we are not liable for unpaid rent, our computerised accounts sytem will allow us to act quickly and efficiently by notifying us when a problem has arisen.
  • Bonds
    We will hold a bond throughout the period of the tenancy - which is usually one month's rent plus £100 - to be used in the event of rent arrears or loss or damage to the property.
