Benefits to using our managed service
- Inventories and schedules of condition
Prior to occupancy, one of our experienced property inspectors will visit your property to draw up a comprehensive inventory of the contents together with a schedule of condition supported by photographic evidence. - Service changes
Once a date of occupancy has been agreed, we can arrange for both gas and electricity accounts to be transferred in to the name of the tenant from that date. We can request that the final accounts can be forwarded to you or we can pay them on your behalf but you will need to request a closing account yourself for your telephone before leaving the property. - Customer services
Our 24 hours call-out service ensures that your tenant and your property are covered in the event of an emergency. Should an emergency arise, we would normally act with your prior approval but would advise you of the situation as soon as possible afterwards. In a non-emergency situation, we will advise you of any large expenditure prior to any work being undertaken. We have a number of qualified and reliable tradesman on hand to ensure the upkeep of your property is maintained. - Inspections
Whilst it is occupied, your property will be inspected on a quarterly basis and, following each visit, a written report will be sent to you.
At the end of each tenancy, a final inspection will be carried out during which the condition of the property will be assessed against the pre-tenancy inventory and schedule of condition. At this stage we will notify you of any damage or loss that has occurred and any electrical items that need replacing prior to the next tenancy period.
