Benefits to using our managed service
- Inventories and schedules of condition
Prior to occupancy, we will arrange for a qualified inventory clerk to visit your property to draw up a comprehensive inventory document supported by photographic evidence*.
*There is a fee for this service dependant on property type. - Service changes
Once a date of occupancy has been agreed, we can arrange for gas, electricity and council tax accounts to be transferred in to the name of the tenant from that date. We can request that the final accounts are forwarded to you.
- Customer services
Our 24-7 call-out service ensures that your tenant and your property are covered in the event of an emergency. We have a number of qualified and reliable tradesmen on hand in ensure the upkeep of you property. Our online service for landlords is simple to use and gives you current and historic information about your property. You can access current and previous statements, management reports and details of outstanding and ongoing maintenance jobs.
- Rental Collection
All monthly rent is received via standing order and is electronically sent straight to your account. In the event of the tenant falling into rental arrears or breaching covenant we have a vigorous arrears collection process in place. - Routine Visits
Whilst it is occupied, your property will be looked at quarterly and, following each visit, a written report will be sent to you.
At the end of each tenancy, a final inspection will be carried out during which the condition of the property will be assessed against the pre-tenancy inventory and schedule of condition. At this stage we will notify you of any damage or loss that has occurred. - Deposits
Under our managed service we will hold the deposit in our ring fenced client account as we are members of ARLA and the Tenancy Deposit Scheme (TDS). We can then arbitrate directly with your tenants, on your behalf, on any issues that may arise at the end of the tenancy and follow this if necessary via the scheme provider.
