Checklist for landlords
Because we are aware of all the details that you will need to take care of when letting your
property, we have prepared the following checklist to help ease some of the stress:
- Complete and sign the Peter Alan Terms & Conditions form.
- If there is a mortgage on the property, inform your mortgage lender.
- If your property is leased, inform the head leaser.
- Contact your insurance company to check you have the appropriate buildings and contents
insurance. If not Peter Alan can arrange for this to be done. - Arrange for all regular payments (mortgage insurance premiums etc) to be made
If you are going to live abroad:
- Make arrangements with an accountant to deal with your tax affairs
- Apply for an NRL tax exemption certificate (if you are unsure of how to apply contact us at
enquiries@peteralanlettings.co.uk) - Inform your local council offices of your date of departure and your forwarding address.
- Arrange for a safety check to be carried out on all gas appliances and an Energy
Performance Certi#cate (EPC) to be provided. (Peter Alan can arrange these on request) - Arrange for your mail to be forwarded.
- Notify the telephone company that you are leaving.
- Ensure that the property has been thoroughly cleaned.
- Ensure that the garden is in seasonal order.
- Provide Peter Alan with the appropriate number of sets of keys.
- Leave ancillary keys and any information on appliances in the kitchen.
